However, the common refrain about building delays being “normal” can be abused. Your builder is obligated to work in a focused and industrious manner. Even when there have not been specific contractual provisions about how many workers are expected to be on-site on a daily basis, and when the project is meant to complete, this doesn’t mean that a residential homeowner is “stuck in the boat” and that the builder has carte blanche to take as much time as he pleases.
Building progress needs to be carefully monitored and assessed. You need to ensure that your builder is dedicating the necessary manpower to complete the project swiftly. If you cannot be onsite, and you can’t appoint a manager to be onsite it is your right, for example, to install CCTV on your property to monitor progress and to ensure that builders are showing up for work. If you builder makes you feel uncomfortable about monitoring progress, this is a sign that a comprehensive survey of your build is necessary.
